For this particular deal, timing was everything. By getting to the table early on their lease at 9 Tech Drive, we were able to negotiate a laundry list of building improvements for Bose. From a new roof and HVAC systems to new energy management and upgraded fire alarm system, our team fought to negotiate base building improvements which otherwise would’ve been passed on to Bose through operating expenses. This was in addition to a generous tenant improvement allowance and reduced rental rate.
